The Unwavering Faith of A Woman

Luck strikes when you least expect it. This is what happened to Carmencita Villanueva Morota, owner of CV Morota Realty, more known as “Tita Menchie.”

She was a teacher for 10 years when she had to stop teaching to take care of her young son. She became a housewife for sometime to devote her time for her family. Unexpectedly, she met a broker who encouraged her to attend a seminar and be one of the agents. After consulting with her husband, she decided to give it a try. She was a part time agent, working only on weekends so she can still attend to the needs of her son on weekdays. Her obligation as a mother did not permit her to be a full time agent at that time.

Came 1996. This was the turning point of her life. Her simple prayer of having a yaya who will take care of her son while she is at work was granted. She then became a full time agent. She joined her fellow agents during exhibits and manning. Being an agent was hard but at the same time enjoyable. For only a short period of time, she earned the respect and trust not only of her clients but also of her fellow agents. Blessings never seemed to stop to flow. She was promoted and assigned to facilitate the training for the agents. She also received recognition as an agent. Having faith in her abilities, her fellow agents encouraged her to take the licensure exam for brokers. Hesitant at first, she still gave it a try. She just entrusted everything to the Lord. She caught a short review, took the exam and passed it with pride. In 1997, she became a licensed broker. CV Morota Realty was born.

This was the start of her strong partnership with Masaito. When asked what it is with Masaito that she continuously support and sell, she said that the projects are in strategic locations; accessible; has flexible financing; good price packages and responsive to the needs of the buyers. Aside from the projects, she was grateful to the developer who made her feel important as a broker. Because of her untiring support and commitment to Masaito, no wonder, she bagged the Top 4 Broker of the Year for 2008. Her secret: focus. Majority of her network is focused in selling Masaito’s projects.

In every business, there will always be ups and downs. She reminisces that way back 2003; she faced the biggest trial in her career. Having no sale for five months was really a big dilemma. But her faith in God became her foundation and pillar of strength. She believes that trials and problems are ways to test our genuine faith with the Lord. As she quotes from the book of Hebrews 13:5, “Never will I leave you; never will I forsake you.” She firmly believes in this statement, “If I can’t make a sale this month; next month I can make it.” With her positive outlook in life, she obviously survived the challenge for until this year CV Morota keeps on selling Masaito’s projects.

She confides her secret on how she was able to survive the lack of production in 2003 and what she thinks is her staying power in the real estate business. Without doubt, faith is the answer. First, faith in God. She believes that with God, we can surpass everything that will come in our life. The Lord is her business partner. Second, it’s faith in her right disposition. She always has a positive outlook whatever happens in her life. Lastly, it’s her unfailing faith in her people. She regards her loyal and supportive agents as her asset. She takes care of them and looks after them as her children. She always has ears to listen to their problems. She is a hands-on broker to her agents; personally handling the trainings and assisting them on their trippings. She motivates them to sell through her own promos and incentives. She reminds them that “to get the bacon, work for it.” Her experience as an agent makes her more compassionate to her agents because she knows their needs.

When asked what is the advantage of the women brokers to the men, she comments that women brokers are more persistent; have longer patience; and that women exude a unique aura.

Here are her advices to those young entrepreneurs who want to enter the real estate business: Hard work pays off. Patience is a virtue. Strong determination will reach your goals. Be persistent even if the circumstances are unfavorable. Be equipped with understanding and an open mind especially in dealing with your clients. “Don’t be bothered with the crisis. Beat the challenge. Work harder this time. Don’t be negative, always think positive,” she affirms. This leads her life, the Golden Rule: “Do not do unto others what you do not want others to do unto you.”

She commends the special persons in her life who help and continue to support her along the way. First and foremost, she dedicates her praise to the Lord for all the wonderful blessings in her life. Second, she gives her appreciation to her agents for their untiring support and contribution to CV Morota Realty. Third, she expresses her gratitude to the developer, for giving her the challenge to work hard and to achieve the top. Fourth, she is grateful to Flor Zafe, coordinator of Masaito, who always remind her to strive hard. And lastly, she offers her success to the persons closest to her heart, her family, for their love.

Proud of her achievement as being the Top 4 Broker of the Year, she still strives to be Top 1 Broker of Masaito. With her amazing prowess and unwavering faith, Tita Menchie can definitely pull it off!
